BOLTON — Zoning Board of Appeals defers variance ruling on undersized Mill Pond lot pending counsel. Applicant Fitzwilliam LLC, represented by attorney Kim Kroha, seeks a variance to build on a 49,000-square-foot lot requiring 80,000 square feet in the Residential Zoning District; the property was originally part of a FOSPRD special permit. Board members including Elisabeth Hutchins raised concerns about precedent and the board's ability to impose conditions under recently revised Chapter 40A standards.

The motion to continue passed 5-0.
