Board continues Mill Pond Road variance hearing to June 22

Board of Appeals · Meeting of April 13, 2026

Bolton Zoning Board continues Mill Pond Road hearing to June 22. Fitzwilliam, LLC seeks both an administrative appeal from a Building Commissioner determination and a variance from lot area requirements for an undersized residential lot at 0 Mill Pond Road, acquired at town tax auction. The 216-foot frontage parcel remains bound by 2005 subdivision conditions including a 50-foot tree buffer and drainage easement.

Board members expressed concern that releasing the lot would create a non-conforming property and violate approved conditions. Neighbors raised traffic and development concerns. The board voted unanimously to continue the hearing to allow submission of additional information.
