Bolton Planning Board Blocks Century Mill Road Acceptance From Spring Town Meeting Warrant

BOLTON — February 27, 2021 — Bolton Planning Board unanimously releases Century Mill Lot 25B from covenant but blocks road acceptance from town meeting warrant. The board voted 4-0 at its February 27 meeting to release Lot 25B on Old Stone Circle from the subdivision's Form F Covenant, authorizing Chair Danielle Spicer to sign on the board's behalf, clearing the way for developer Andrew Bendetson to sell a model home there. But members reached a clear consensus that the Century Mill Estates road acceptance cannot proceed to the May 3 Annual Town Meeting, citing an unsubmitted as-built survey, a property appraisal still two to three weeks away, and open space not yet conveyed to the Bolton Conservation Trust — items members noted have lingered for years. "If something's not ready for prime time, it shouldn't go on the warrant," said a selectmen's representative identified as Bob. Bendetson noted the Lot 25B sale is expected to generate roughly $50,000 in tax revenue, and his own Lot 49, under agreement and closing in March, approximately $170,000.
